1. BOOKINGS
The booking is perfected only when we will send to tenants the relevant written confirmation, also by email.
2. PAYMENTS
Within 72 hours from the moment of the booking there must be a partial payment, equalling 30 percent of the rental rate. Balance must be paid 60 days before the beginning of the rental. For bookings taking place after the above-mentioned dates, the whole sum must be paid at the moment of executing the booking.
3. WITHDRAWAL OF THE TENANT
The tenant who withdraws from the contract before the departure, will have to pay, as a withdrawing sum, the following amounts: -30 percent up to 60 working days before the beginning of the stay; -100 percent after such terms. The tenant who should decide to break his stay, which has already begun, has no right to any restitution.
4. SUBSTITUTIONS
The renouncing tenant can be replaced by a different person, in case: a) we are informed in writing at least 7 working days before the date fixed for the arrival, receiving at the same time a notice concerning the name and address of the assignee; b) the substitute meets all the conditions for the fruition of the property Furthermore, the assignor and the assignee are jointly and severally responsible for the payment of the settlement.
5.OBLIGATIONS OF THE TENANT
The tenant will have to follow the rules of ordinary cautiousness and diligence, the specific rules in force in Italy and all the information supplied by us. The tenant will be asked to answer for all the damages suffered by us. because of his/her incapacity to follow the above-mentioned obligations. The tenant must give us all the information and the elements owned by himself, which might be useful for exercising the subrogation right of the latest towards third parties, responsible for the damage. The tenant is held responsible by us for the detriment of the subrogation right.
6. NUMBER OF PEOPLE
The number of people must not exceed the number indicated in the reservation form. Should the keyholder find more persons than those stated, it is totally up to his discretion to ask the clients to vacate the house. Infants (children under 2 on date of return) are not included in occupancy figures. However many owners limit the number of infants/toddlers.
7. COMPLAINTS AND DENUNCIATIONS
Every unsuccessful execution of the contract must be notified by the tenant on the very moment of its happening in order to allow us to remedy it. Any complaint lodged at the end of the rental period will not be taken in consideration by us.. We also does not accept responsibility for the breakdown of the supply of water, gas nor electrical and telephonic lines, including electronic devices and internet connection, though we will use the best endeavours to arrange for problems to be solved.
8. SECURITY DEPOSIT
A security deposit (as indicated in the reservation form) is payable upon arrival to the keyholder in cash. This is to cover the cost of any damage or breakages during your stay to the property or the contents. This amount, less any applicable claims, will be returned to you on the morning of departure. Failure to pay the deposit can result in the keyholder refusing entrance to the house.
9. VALUABLES
Valuables left at the property are at the tenant’s risk. Neither the managers. nor the owners (nor their staff) are responsible for their loss.
10. ARRIVAL DETAILS
The tenant must communicate to us the arrival details as soon as he/she is aware about them. In case the tenant is not able to respect the indicated arrival time, must call us (tel. 0039-333-7539746) at least 30 minutes before the arrival time previously communicated, in order to allow us to inform the keyholder about the delay. The keyholder is allowed to charge the tenant for a forfait sum of € 30,00 in case the delay is not communicated within the indicated terms.
